Understands and comprehends the nature of NESTOs Hypermarket operations in relation to the overall positioning of the Project.
Targets Retail leasing categories that are complimentary to Nesto Hypermarkets operation.
Uses significant knowhow and understands the Mall industry to recommend leasing decisions.
Uses industry insights to contribute to overall leasing strategy plans and actions to achieve department and company targets.
Has the capacity to understand and position a Projects Retail offering by analysing the market, trade area competition, local environment & demographics to recommend leasing plans accordingly.
Responsible for the leasing functions for the assigned projects, in compliance with the Approved Budgets and Retail / Commercial categories required for the Projects.
Carry out Negotiation with Prospective Tenants and to take all measures to successfully close deals with Tenants for the Project as per the Approved Budgets & Targets.
Achieve Leasing & Financial Targets by keeping the F&B Retail Units leased at all times, forecasting vacancies and taking actions, minimizing tenant turnover accordingly, assist in preparing the annual rental budgets, taking all steps necessary for negotiating and closing deals for tenant lease renewals.
Carry out market intelligence to establish and determine market trends and practices to assist in determining the right rental value for Retail Units.
Maintains positive relationships with all tenants and meets their expectations in relation to the Landlords commitment towards their success.
Promote, canvass and prospect for suitable tenants for the Project through various means Including Desktop Research, Cold Calling, Presentations. Meetings, Site Visits etc.
Prepare all tenancy related documents such as Offer Letters, Lease Agreement, etc and ensure the timely dispatch & collection of all documents along with the due payments in line with Company Policies.
Prepare Periodic Reports of Prospecting and Leasing Activities and Provide Objective Feedback from the Market.
Management of Leads & Opportunities by maintaining an accurate list of Contacts, Opportunities & Tasks related to interactions with Prospective Tenants.
Coordinate with the Project Team for any specific Technical Requirements from the Tenants and Vice Versa.
Perform other tasks as assigned by the Mall Manager.
Degree from an accredited university.
5 Years+ Experience in Retail Leasing in Dubai within Community Mall environments.
Ability to source retail contacts through various means.
Advanced Communication skills in English and Arabic would be advantageous.
Familiarity of the Retail Delivery Cycle would be advantageous.
Excellent analytical skills and numerical reasoning abilities.
Excellent Negotiation skills.
Customer service oriented.
Ability to anticipate problems, give feedback and suggest solutions.
Computer Literate, Good Working Experience of MS Office.
Understanding Experience of CAD drawings preferred.U
